    Be First London, Cook Road, Dagenham

    Thurston Group was contracted to deliver 92 modular one, two and three-bed homes for Be First London on Cook Road. The local authority needed an innovative way to provide temporary housing for vulnerable residents. Those who have found themselves homeless, at risk of being homeless or leaving care and in need of support. 

    Be First is a newly established Local Authority Controlled Company which is owned by the London Borough of Barking and Dagenham. Their aim is to transform the area and deliver long-term economic growth. In the last few years they’ve spent £2 million on the use of hotels for those at risk, putting financial strain on local budgets. 

    Thurston’s delivered the 92 temporary modular homes as part of a wider scheme to develop a space that has sat vacant for several years. The project saw 24 one-bed homes, 36 two-bed homes and 32 three bedroom homes. Each comprising fitted kitchens, shower rooms and mixed paint and cladding external finishes. The modular homes were built using durable galvanised steel offsite in a factory and installed on site. The former DVLA HGV weighing station on Cook Road also has an office unit, a refuse unit and three cycle stores. 

    With the authority under massive pressure to reduce waiting lists and get people out of hotels, they needed a quick solution that didn’t compromise on quality. This is known as ‘Meanwhile Housing’; where temporary housing is built on vacant land until it’s needed for other purposes. It helps move people out of unsuitable accommodation and into a suitable, more affordable home. They’ll live here while they get support before moving to somewhere more permanent.
